Unlike traditional real estate, where you’re dealing with structures, tenants, and maintenance, land is a simpler asset with fewer moving parts.

You can invest in land in several ways:

  • Flipping: Buying land at a low price and selling it at a higher price

  • Buy-and-hold: Holding land long-term for appreciation or passive income

  • Development: Improving raw land for residential or commercial use

  • Leasing: Renting land to farmers, cell tower companies, or billboard operators

  • Subdividing: Breaking large parcels into smaller lots and selling each individually

I went deep down this rabbit hole at one point and was making money hand over fist.

It’s not my passion and I still look for deals but it’s been a great experience and nothing I have ever done has paid the returns I made in land investing.

There is a lot of money in land, but it doesn’t have the sexiness of house flipping, nor does it have the competition.

  • No tenants, plumbing, HVAC, or roofs to deal with

You can flip land quickly, hold it long-term, develop it, or lease it for cash flow.

You can also act as the lender and sell it with owner financing allowing you to get a premium for the land and also earn interest.

I’ve never done this but I know a guy in South Florida who has made this his entire business model.

He claims that most people default after a few years and he forecloses on it and re-sells it.

Some of his properties he has sold more than 3 times and often he requires a down payment for close to what he paid for it (It’s not hard to do when you use the Jack Bosch method because you end up buying the land super cheap).

Anyway, imagine taking a down payment and a few years of payments and recouping your initial investment and then somebody stops paying.

What does the bank do if you stop paying? Foreclosure.

So you foreclose and start the process again.

Now it’s 100% profit because you’ve already gotten your initial investment back.

Land really does offer crazy high returns, but only if you do it right.

This gives you room to adapt based on market trends and your goals.

Many people inherit land they don’t want or need.
Others are tired of paying taxes on land they never use.

These situations often create highly motivated sellers willing to sell at deep discounts.

5. Can Be Done Virtually

Land investing can be done from anywhere using tools like GIS maps, Google Earth, and online deed research. You don’t need to visit properties in person.

I used to visit every piece of land I bought and after a few flips of making crazy returns I figured it wasn’t worth it so I started doing all my research online and use photographers I would find on Facebook to take pictures when I was ready to sell.

To date, I have luckily never lost money on a land investment.

Different Types of Land

Before you start investing, it’s important to understand the different types of land and how each can be used or monetized.

1. Residential Land

  • Zoned for single-family or multi-family homes

  • Often used by builders or individuals looking to build a home

2. Commercial Land

  • Zoned for businesses such as offices, retail stores, or warehouses

  • Typically found in urban or growing suburban areas

3. Agricultural Land

  • Used for farming, ranching, or rural homesteads

  • Sometimes rezoned for residential or industrial development

4. Recreational Land

  • Used for hunting, camping, glamping, or off-grid living

  • Popular with outdoor enthusiasts and buyers seeking privacy

5. Timberland

  • Forested land with trees that can be harvested for wood

  • Can provide both passive income and long-term appreciation

6. Industrial Land

  • Zoned for manufacturing, distribution centers, or heavy industry

  • Usually located near highways, rail lines, or major infrastructure

Not all land is created equal. The key is finding land with demand—whether for developers, homeowners, or recreational users—and buying it below market value.

The Basics of Land Flipping

Land flipping is the process of buying land at a deep discount and selling it at a premium.

The goal is to create fast profits, usually without making any physical improvements.

Here’s a step-by-step breakdown of how to flip land:

Step 1: Find Motivated Sellers

Look for people who:

  • Inherited land they don’t want

  • Live far from the property

  • Are behind on taxes

  • Have owned the land for a long time and never used it

Where to find them:

  • County tax lien lists

  • Delinquent tax records

  • Vacant land on Zillow, LandWatch, and Facebook Marketplace

  • Direct mail campaigns targeting highly motivated owners

The last one is bolded because it is how I’ve found all of my land deals.

The general rule of thumb for me is that if somebody else got there first… the deal is already gone.

Well, what does that mean?

It means if somebody is trying to sell it, they have already bought it at the price I wanted to buy it for.

The key is to find people who want to sell it before they decide on a price and before a realtor gets involved.

Then you can negotiate a better deal and you don’t have to pay realtor commissions.

Step 2: Research the Land

Before making an offer, verify:

  • Zoning (what can be built or done on the land)

  • Access (road access, legal easement)

  • Utilities (water, electricity, septic)

  • Flood zone or environmental restrictions

  • Comparable land values in the area

Use tools like:

  • County GIS maps

  • Google Earth

  • Parcel Fact, MapRight, or LandGlide

Step 3: Make a Low Cash Offer

Once you’ve verified that the land has no major issues, make a low cash offer—typically 25% to 50% of market value.

This will be dependent on the area as well.

When I first started in the area I live in, I could offer 10-20% and get enough deals.

Then my area became one of the hottest markets in the country and people knew their land had some value because the investors flooded the area.

I simply couldn’t get deals without making higher offers but the deals are out there below market prices.

Many landowners will accept if they’re not using the land or are behind on taxes.

Tip: Send out offers in bulk using blind offers or range-based letters.

Step 4: Secure the Deal

Use a local title company or real estate attorney to close the deal and verify clear title. In some cases, you can use owner financing or assign contracts to other investors for a fee.

Step 5: Resell the Land

Once you own the land (or have it under contract), list it for sale at full market value or even higher. Use sites like:

  • Zillow

  • Craigslist

  • LandWatch

  • Facebook Marketplace

  • Your own investor buyer list

Offer owner financing to make your land attractive to buyers who can’t pay all cash. This increases your pool of potential buyers and allows you to charge a higher price.

Example: Buy for $4,000, sell for $15,000 with $1,500 down and $300/month for 48 months.

How to Get Started with Little or No Money

Don’t have a lot of capital? No problem. You can still get started with creative strategies:

1. Partnering

Team up with someone who has capital but lacks time or skills. You bring the deal, they bring the money. Split profits 50/50 or based on your agreement.

At one point when I was doing this as a side hustle, I had more deals than I had money to close on so I brought in a business partner who I worked with.

He already knew what I was doing and we trusted each other.

He funded 100% of the closing and purchase for 50% of the profit.

His wife wasn’t happy until they got almost double their money back 45 days later.

Needless to say, he has funded more deals since then and his wife hasn’t minded at all.

The first deal is the most stressful both for yourself and for your partners, but once you get a giant return you quickly earn their trust and respect.

Tip: Use a simple joint venture agreement or profit-sharing contract.

2. Assignment of Contract

Find a great deal, get it under contract, and then assign the contract to another buyer for a fee.

Example: Property under contract for $6,000. Sell the contract to a cash buyer for $10,000 and keep the $4,000 difference.

3. Seller Financing

Many landowners will accept a small down payment and monthly payments. You don’t need all the cash upfront to buy.

Example: $10,000 land with $500 down and $250/month for 4 years.

4. Transactional Funding

Use short-term capital to buy and immediately resell a property. Great for double closings.

5. Land Options

Negotiate an option agreement to buy a piece of land at a set price within a certain time period. Then, sell the option or find a buyer before you actually close.

Common Mistakes New Land Investors Make

1. Not Verifying Zoning and Access
